PROJECT TYPE: Show Home - Full House Design
PROJECT LOCATION: Hook, East Yorkshire

PROJECT BRIEF:
We were contacted by a small development firm that was finalising their latest project overlooking the River Ouse. They were on a tight schedule and needed interior designers to plan, source, install and finish a show home for prospective buyers.
The 5-bedroom detached property had generously proportioned rooms and a high-specification finish. We were impressed by the workmanship and could see the potential for creating a stunning show home.
As the largest property on the development, it was important to achieve an exceptional design concept. It needed to meet the expectations of target buyers and compel them to buy. The developers were open to our advice and were even happy for us to paint the walls.




DESIGN SOLUTIONS:
Creating a calm sanctuary was our focus. We wanted viewers to feel instantly relaxed and at home when they walked through the door. So, we started with a foundation palette of natural green and soft pink which we carried through the property. This created warmth, cohesion and flow.
In the living room, we defined the focal wall with simple mouldings. Landscape paintings were hung and comfortable sofas and wooden furniture set the vision for a cosy space for family and friends to gather. To inject a stronger colour and complete the scheme, we added a bottle green armchair.
A double-height ceiling in the master bedroom was an impressive design feature. In this setting, we agreed that a feature wall would emphasise the wow factor. A large bed and headboard were installed, along with side tables and a chair to give the feeling of a high-end hotel.
In the guest bedroom, we selected a contemporary curtain fabric. This delivered a modern twist to the soft pink walls and we drew out accent colours using bedside lamps, artwork and soft furnishings. A similar approach of adding character with coloured accessories was applied in the other bedrooms. The nursery was also staged with children’s books, clothes and a changing station.
The office served the dual purpose of illustrating the ideal space for home working, while also operating as a marketing suite for the site. We added a desk, sideboard, bookshelf and chairs to set the scene.
All furniture and accessories were sourced by us and installed on a 6-month rental basis. This gives the developer time to market the site and showcase a desirable home interior. With our staging complete, professional photographers captured the scheme for marketing.

THE OUTCOME:
Within 6 weeks of agreeing on the brief, we transformed an empty, white interior into a welcoming home. Now, prospective buyers can visualise the full potential of this property. Adding furniture provides a clear purpose to every room and shows a layout that viewers could implement. What’s more, the subtle introduction of colour on the walls is rare in show homes and this makes for a memorable viewing.
The developer was delighted that we could plan and implement the interior staging to match the high standard of finish of the build. And, within their timeframe. They were pleased that we offered the rental solution and that we’ll return in 6 months to carefully remove all furniture and accessories. That is another responsibility off their hands! They trusted us to take on and complete the brief and loved the outcome.
